Glasheenaulin, Castletownshend - For Sale

Glasheenaulin, Castletownshend. Superb contemporary waterfront residence situated on c. 39 acres

Situated on the Castletownshend coast road, known locally as the golden mile because of its stunning coastal views. This property is a unique and rare offering to the market.

Built in 2005, to replace an old stone farmhouse, it is a simple, serene and stunning addition to the landscape.

The aesthetic motivation of this architecturally designed property was to remain faithful to the vernacular and layout of the traditional Irish farm holding: that of one main house with surrounding outbuildings, then to recreate it in a contemporary, Bauhaus style. The result is a beautiful mix of landscaping and architecture that melts into its farm-field and rock-hewn headland landscape.

The property measuring over 5,000 sq.ft, is spread across three distinct buildings in a courtyard-like cluster consisting of the stepped down main house, a separate garage/office/gym and overhead studio and a guest cottage. Mirroring the old barns and the main house that was there before, an advantage to this layout is that the inner courtyard is extremely sheltered and can be used throughout the year, with windows placed so that you can actually sit on the courtyard and see the ocean through them.

The main house has a painted external render and contrasting dry stone wall feature section from locally-quarried stone to the front/south and eastern corner, shielding the kitchen and providing a flat roof space for one of the two balconies off the master bedroom suite.

The roof is welsh slate and the windows are high-performing double glazed timber units and with simple galvanised railings externally across upper level frames to maintain safety whilst allowing ceiling to floor opening.

The house flows along its north-south axis and is stepped internally on three levels, following modernist Austrian Architect Adolf Loos notion of Raumplan (space plan). So on entry you actually step down into the ocean view, bit by bit, before its full grandeur is revealed from the lower tier, with practically every window en route benefitting from a sea view.

It has open plan living accommodation, although on several levels. Floorings are either Welsh slate or the African timber Afzelia Doussie, with underfloor heating throughout. The main living/library space is double height, with a glass walkway cutting through it with sleek glass balustrades, while a simple sturdy chimney breast holds the hearth in thrall.

Internal finishes are of an exceptionally high quality, sleek and low-key with an intelligent management system which allows different 'moods' of music and lighting to be set in every room and cameras around the house which can be worked from a laptop. There is an air source heat exchanger/pump system for the underfloor heating as well as solar panels to heat the water.

The kitchen is the last word in understated contemporary elegance featuring white gloss Poggenpohl units contrasted against a black Aga and red glass splashbacks.

Attention to details is evident throughout. For example, a section of wood flooring directly in front of the fire is slightly recessed and then covered with clear reinforced glass as protection against sparks.

With a pitch perfect South-West aspect, the land flows from the house to the coastline framing the Atlantic coastline and protecting the spectacular view.

Called 'Glasheenaulin', meaning beautiful meadow, landscaping was an integral part of the vision for this property. The land naturalises quite quickly as it steps away from the house and lawns and includes a wildflower meadow and several lakes, as well as approx 3,500 trees were planted to nourish wildlife and promote biodiversity. An extensive kitchen garden of raised beds have also been planted to cater for those who would like to grown their own organic herbs & vegetables.

Located c. 2 miles from Castletownshend Victorian village, one of the most scenic and picturesque villages in Ireland. Skibbereen (market town), where there are a host of public amenities, is only a 10 min drive away.

West Cork is renowned for what the countryside and coast has to offer; be it sailing, walking, equestrianism or simply relaxing in the temperate climate.

Cork airport is approx 70 mins drive.
