Residential Lettings
Newcombe Estates have a dedicated lettings department to ensure you receive the most efficient service when letting your property. Our service includes:

o Attending the property to meet with you and advise you on what is needed to let your property at the best rent.

o Place your property on our lettings lists, window display in our offices, on our 24 hour LCD colour screen, our website newcombeestates.ie ,TopComHomes, daft.ie, globrix.ie, rent.ie, myhome2let.ie, and many more, allowing it to receive excellent coverage.

o Personally attending all viewings, including evenings and weekends.

o We have a database containing a variety of Tenants waiting for local property which is updated daily.

o Securing a Tenant – which includes:

Full Reference Checks – Employment References, Previous Landlord References, Bank Statements, Copy of I.D., PPS Number, confirmation from health office (if applicable)
Preparation of tenancy agreements.
Arrange Standing Order for consistent rent payments.
Transfer utilities into the Tenant’s Names
PRTB form completed for Landlord.
Rent Allowance form completed on behalf of Landlord – if applicable.
Collection of first month’s rent and security deposit.
Handover of keys.

o Issuing of letting pack to the landlord, including: Tenancy agreements for signing, Tenant details, PRTB Form, invoice, and cheque for the balance of the rent and deposit.

o At this point, the property is handed back to the landlord, who becomes the point of contact for the tenants and monitors the monthly rent payments.

Property Management

Newcombe Estates also provide a Management Service for Landlords. This is ideal for any Landlord who is overseas or simply does not have the time to look after the property.

Our Service Includes:

Point of contact for tenant
Property Maintenance
Emergency Call out
Repairs to the property, with Landlords permission.
Inventory list carried out if requested by landlord

Our Agency will be the point of contact for your tenant, answering any queries and handling any problems that the tenant may have.

We will organise the rent, via Standing Order to your bank account, on a monthly basis to ensure that payments are prompt and regular.

We will organise for any repairs and maintenance to be carried on the property with your prior permission and forward you the invoice and you will be responsible for the cost regarding the same, carry out inspections, and ensure that upon the expiration of the tenancy that we will either arrange a renewal of the lease or we will re-let the property.

It is advisable for all property owners to speak to an accountant regarding the tax implications arising from Rental Income.

It is now mandatory for all properties for sale / rent to have a Ber Certificate, if you require any assistance in obtaining a building energy assessor we would be happy to provide you with contact details.

The standard rental property comes fully furnished; few come to the market unfurnished. The furniture can also depend on the size and layout of the property.

Properties should be thoroughly cleaned between each tenancy and redecorated where required, always make sure oven and extractor fan are clean and bins empty. Try to have the property feeling like a home not a standard rental property, and have it appealing for people, this can sometimes involve spending some money on throws, cushions candles, flowers, pictures, a bit of painting or mirrors, but can greatly assist you in finding suitable tenants that will see the property as a home and treat it like a home.

It is advisable that once viewings commence, the property is essentially available to move into, repairs should be completed, clutter removed, previous tenants or landlords belongings removed.

Remember your tenant is looking for a home to live in, not a stop off point, and it is stated in the contract that the property must be returned to the landlord in the same condition they received it, besides standard wear and tear.
This is a guideline of standard rental property, your letting agent will advise you on what is needed and to be done.
