Marketing & Advertising

Organising delivery of marketing campaign to include: budgets, time scales, fee structures and innovative technology.

Prepare quality glossy colour brochures.
Provide our new ‘FOR SALE’ signs.
Display your property on our light panel suspended LED display systems in our prominent High Street showroom.
Excellent photos are essential for presenting property in the best light for advertising and websites which we can provide by a professional photographer.
Option to provide detailed floor plans of properties.
Organising marketing in National Newspapers if required.
We have a comprehensive database of cash and loan approved buyers to match prospective properties.
We can arrange for a Building Energy Rating (BER) certificate which is required by law for all existing buildings, prior to being offered for sale.

Duties & Responsibilities

We will carry out all viewings for prospective purchasers in a professional manner and will offer convenient times for viewings including late evenings, Saturdays and Sundays if required.
We will deal with all phone and email enquiries in a timely and efficient manner.
We will investigate the purchaser’s ability to raise finance.
We will prepare Sales Advice Notes to be forwarded to relevant Solicitors to include any special conditions applicable.
Meeting Valuers and Surveyors to allow access to properties that have been sale agreed.
Chasing purchasers to sign contracts whilst providing constant updates to our clients. We will guide them through the sale in a professional manner to ensure they get a first class memorable experience in dealing with both ourselves and our client.
Provide biweekly sales report to include all relevant data.
We will arrange to meet purchasers after any sales close to arrange handover procedure.

Property Lettings

 Residential Property Lettings Service

Our property lettings service offers the following tailored package:

Inspection of the property to determine Advised Letting Value.
Photograph the interior and exterior of the property for the purpose of marketing and establishing its condition for future reference.
Market/advertise the property on relevant property websites. The property will be advertised on Topcomhomes, daft.ie, myhome.ie, rent.ie, propertynews.ie, property.ie, let.ie and www.ocestates.ie
We can arrange for a Building Energy Rating (BER) certificate which is required by law for all existing buildings, prior to being offered for rent.
Show property to prospective tenants.
Lease Contract Management to include any relevant special conditions.
Request references/screen prospective tenants.
Move tenant into property and complete handover procedure.
Agree an inventory of the contents of the property with the tenant.
Read relevant meters and transfer those utilities into the tenant’s name.
Accept Security Deposit and 1st month’s rent and transfer to relevant account.
Setting up the Standing Order.
Complete the PRTB registration online and submit appropriate fee.

We are eager to provide an expert and professional property management service and below we have provided a breakdown of our services. We strive to provide optimum occupancy in order to maximise cash flow on the asset whilst also offering tenant satisfaction.

PRTB & Rent Management

Negotiate renewal & signing of leases to bring rents in line with market rents to maximize asset.
One seamless expert property service that will professionally manage your property.
Inspections with follow up reports.
Renewal of Part 4 Tenancies where applicable.
Collect and forward rents on a monthly basis to nominated account via EFT.
Reconciliation of Rental Income to include monthly reports outlining any deficits and actions taken to resolve.
Warning notices, 14 day notices & 28 day notices to comply with requirements of legislation and industry best practice where applicable.
PRTB support services including attending PRTB hearings on behalf of a client if there is ever any issue with tenants. This includes following through from Determination Order stage to Enforcement Proceedings to achieve vacant possession & pursuing tenants for arrears where applicable.
Statement of Accounts.
Key holding for all properties.
Dealing with any anti-social behaviour issues.
Dealing with any Management Agent/Tenant related issues.
Providing Landlord References to tenants.
Expected level of fit out advice.
Review of any compliance issues.

We will deal with any repairs or maintenance issues – through a network of skilled trades people – that arise during the tenancy. We will constantly advise on the maintenance of properties to maintain the value of the asset.
At end of tenancy

Carry out prior move out inspection to advise tenant of any potential issues which may affect their security deposit whilst giving them the opportunity to address any issue.
Retrieve the keys from the tenant upon move out.
Note relevant utility meter readings and arrange final accounts.
Carry out an inspection of the property (noting any visible changes from the initial condition).
Photograph the interior of the property if there is any visible damage.
Assess the extent of repairs/maintenance work necessary and advise client accordingly.
Calculate the amount, if any, of the “Security Deposit” to be deducted to cover breaches of the tenancy and appraise Client.
Organise cleaning between tenancies.
Arrange for the property to be re-let.
